In this case you need a solicitor to:

  • Check ownership of the property
  • Receive instructions from the new lender
  • Prepare the mortgage deed provided by the new lender
  • Ensure all conditions of your mortgage offer have been complied with
  • Report to the new lender, requesting the money
  • Set a completion date to pay off the old loan and start the new one, and apply to the
  • existing lender for a redemption figure
  • Make a bankruptcy search against you
  • Ask you for any balancing payment if due or send you the balancing payment
  • Register the new mortgage with the Land Registry
